ISSUE:
The plat for Sunset Ridge was recorded on 1/26/2023, for Vista Hills Unit 2 on 4/20/1989, and for Highland Grove Unit 2 on 12/17/2014.
There is a naming convention inconsistency with the street name “S Water Ln.” It was mistakenly used on the Sunset Ridge plat with an alignment for a potential connection to the “S Water Ln” in Highland Grove Unit 2. The intention was for the “S Water Ln” in Highland Grove Unit 2 to connect and align with the existing “S Water Ln” that runs from San Antonio St to Vista Pkwy, as specified in the approved 2012 Regional Transportation Plan (RTP). However, this alignment did not and will not occur, resulting in multiple instances of “S Water Ln.”
This street naming circumstance has consequences for the affected areas:
In Sunset Ridge, where development is ongoing, the changes for “S Water Ln” will not disrupt any existing households. However, in Highland Grove Unit 2, which has four established households, the street name changes will require re-addressing existing residents.
Another issue concerns the street “Vista Vw,” which is a continuation from Vista Hills Unit 1 into Sunset Ridge. This creates an intersection naming problem between Vista Vw and Vista Parkway. The intersection is currently named “Vista & Vista,” which can potentially create conflicts for life safety and emergency service response.
However, it's important to note that the proposed changes to “Vista Vw” will not affect any established households in Vista Hills Unit 2. Similarly, these changes will not disrupt any existing households in Sunset Ridge as it is still under development.
