The subject property is approximately 0.7 acres located on the southwest corner of the intersection of Loop 337 and Hillcrest Drive, approximately 360 feet west of Faith United Church of Christ. The applicant is requesting a Special Use Permit to allow a tattoo and body piercing studio.

ISSUE:
The proposed rezoning to allow the Special Use Permit would be consistent with the following actions from Envision New Braunfels:
• Action 1.3: Encourage balanced and fiscally responsible land use patterns.
• Action 1.6: Incentivize infill development and redevelopment to take advantage of existing infrastructure.
• Action 3.3: Balance commercial centers with stable neighborhoods.
Future Land Use Plan: The subject property is located within the New Braunfels sub area, within a Transitional Mixed-Use Corridor, and near existing market, civic and employment centers.
FISCAL IMPACT: None.
Recommendation
RECOMMENDATION:
Approval.
The Planning Commission held a public hearing on April 4, 2023, and unanimously recommended approval (9-0-0).
Mailed notification as required by state statute:
Public hearing notices were sent to owners of 9 properties within 200 feet of the request. To date, the city has received responses representing 12% in opposition.
