The City Council held a public hearing on July 24, 2023, and unanimously approved the first reading of the applicant’s requested rezoning ordinance (7-0-0).
The subject properties are approximately 2 acres total located on the south side of State Highway 46, approximately 200 feet southeast of the intersection of State Highway 46 and FM 1863, and approximately ¼ mile from Fire Station 4. The applicant is requesting a change in zoning from R-2 (Single-Family and Two-Family District) to C-1B (General Business District).

• Action 3.3: Balance commercial centers with stable neighborhoods.
• Action 3.6: Proactively provide a regulatory framework that remains business and resident friendly.
Future Land Use Plan: The subject property is located within the Hoffman Lane Sub Area, within a Transitional Mixed-Use Corridor, and near existing Civic, Education, and Outdoor Recreation Centers.

Public hearing notices were sent to 2 owners of property within 200 feet of the request. To date, the city has received no responses in opposition.
