Approval of acquisition funds for purchasing Right of Way from Parcels 1, 2A, 2B, 35, 90 and 110 on the Solms/Morningside/Reuckle Road Improvements Project.

BACKGROUND / RATIONALE:

 

The Solms/Morningside/Rueckle Road Reconstruction Project is one of the approved Proposition One projects included in the 2013 Bond Program, which will include Sidewalks, Roadway and Drainage Improvements along Morningside Drive, Solms Road and Rueckle Road.

 

On February 13, 2017 City Council approved acquisition funds in the amount of $750,000.00 to acquire the necessary parcels for the Solms/Morningside/Reuckle Road Improvements Project. 

 

The following agreements have been reached:

 

Parcel 1 - Weston Ranch Foundation - $46,479.50.  This settlement includes $45,629.00 for the acquisition of 7,623 square feet of right-of-way and 7,197 square feet of temporary construction easement.  Additionally, this amount includes $850.50 for necessary title closing fees.

 

Parcel 2A and 2B - David L. and Connie L. Green - $115,720.26.  This settlement includes $114,383.76 for the acquisition of 85,939 square feet of right-of-way and 32,374 square feet of temporary construction easement.  Additionally, this amount includes $1,336.50 for necessary title closing fees.

 

Parcel 14 - RKR Jewels, LLC - $80,001.50.  This settlement includes $78,915.00 for the acquisition of 3,793 square feet of right-of-way.  Additionally, this amount includes $1,086.50 for necessary title closing fees.

 

Parcel 35 - Reuckle Commercial Holdings, LLC - $189,921.50.  This settlement includes $188,200.00 for the acquisition of 30,958 square feet of right-of-way and 8,709 square feet of temporary construction easement.  Additionally, this amount includes $1,721.50 for necessary title closing fees.

 

Parcel 90 - Texas National Guard Amory Board - $48,427.72.  This settlement includes $47,562.22 for the acquisition of 14,545 square feet of right-of-way.  Additionally, this amount includes $865.50 for necessary title closing fees.

 

Parcel 110 - Reuckle Commercial Holdings, LLC - $31,744.50.  This settlement includes $31,000.00 for the acquisition of 9,491 square feet of right-of-way and 4,423 square feet of temporary construction easement.  Additionally, this amount includes $744.50 for necessary title closing fees.

FISCAL IMPACT:

Expenditures associated with right-of-way acquisition are a component of the Solms/Morningside/Reuckle Road Improvements Project.  Therefore, sufficient funds are available to approve the acquisition funds as described above.
