Public hearing and recommendation to City Council regarding amending the Code of Ordinances, Chapter 144, Zoning, Section 3.3-11, M-1 Light Industrial, Section 3.3-12, M-2 Heavy Industrial, Section 3.4-18 M1A Light Industrial, and Section 3.4-19, M-2A Heavy Industrial and Section 4.2, Land use matrix, to modify authorized land uses in these districts to create consistency between the two light industrial zoning districts and the two heavy industrial districts. BACKGROUND / RATIONALE:
During review of adopted ordinance 2019-55, which removed residential uses as an allowed use within the industrial zoning districts, City Council directed staff to modify the authorized land uses within the affected industrial district sets (Light and Heavy) to create consistency within each category. Without residential, various other industrial uses are now more compatible in these districts.

FISCAL IMPACT:
Creating consistency in allowed uses within similar zoning districts protects opportunities for economic development and job expansion, allows growth in our tax base, and protects property values for all.
Recommendation
STAFF RECOMMENDATION:
Staff recommends approval of the proposed modifications to create land use consistency within the two light industrial and within the two heavy industrial zoning districts.
