BACKGROUND INFORMATION:

This discussion item was requested to be placed on the agenda by a member of the Historic Landmark Commission. A variance is a tool that allows for development projects to deviate from zoning code on a case-by-case basis. In the City of New Braunfels these requests are heard by the Board of Adjustment. State law requires that properties within a 200-foot radius of a property requesting a variance be notified at least 15 days prior to the case being heard. This discussion will further clarify the current process and explore the possibility of extending the notification radius outside of the 200-feet specifically in historic districts.
